Some of the best values for Malibu real estate lie just off PCH in Corral and Latigo Canyons. Here, residents enjoy peace and quiet that can only be found high up in the Santa Monica Mountains and routinely see wildlife just steps away from their homes.

Most homes in these Malibu canyon neighborhoods are modest by Malibu standards with home sizes around 2500-3500 sq.ft.. What they lack in grand stature, they make up for in the panoramic ocean and mountain views which most homes have. Several homes have white water views of the bay at Point Dume and even the homes without ocean views have breathtaking mountain views.

Both canyons are serviced by winding, paved roads and most of the homes can be reached within 6 minutes of turning off PCH. First time drivers of these roads can find them somewhat intimidating, but residents claim that usually after a week or so of driving the steep roads, it becomes second nature and as easy as any other street in Malibu.

The question about fire dangers always arise and is something to be aware of. These areas of Malibu have some very steep, chaparell-covered terrain that can be dangerous when conditions are dry. In the Monte Nido area of Corral Canyon, residents now have Station 271 manned by 10 resident volunteers. There is also an active arson watch that patrols the area during extreme fire weather. Residents here are encouraged to create buffer zones where routine weed abatement and fire retardant landscaping will give them the best chance of making it safely through a fire.

Even with the fire danger, hundreds of people call this area home and you’d have a hard time convincing them that there is any other better place to be. The area is for people who love to be connected to nature and residents here are often out mountain biking or hiking the many ocean view trails. Markets and schools are less than 15 minutes away and driving from here to Malibu High is not much different in time than from someone driving from the Pepperdine area.

Prices can start as low as $700k for a nice home and go up to $1.5m for a place with ocean views and a small yard.
